We’re really rushing towards Christmas now, a fact that seems even more unreal through the veil of sleepless nights that comes with a new baby at home. I am not sure where the past week went, but from the state of my inbox, I would love it back!
Baby brain aside, these last few weeks of the year are often a time that sellers will look to get a handle on the state of their property sale, and if not either under contract or pending, then now is the time to figure out whether its likely to be a ’24 or ’25 sale. With 2 active weeks left of market, this is a great opportunity to sit down with your agent and determine what is working and what isn’t, and what changes might be made to get things across the line.
It might be that presentation hasn’t been quite there – and either too much rain or not enough can be an issue here, as can of course the general challenge of timing when getting everything ready for sale. Price is of course another big one – and particularly with the benefit of a few weeks of feedback under your belt, you can readily decide whether your dream price might have had a bit of pixie dust on it, or if it is in fact on the mark. And you can have everything else right, but if no-one knows about it, then its not much good to you. A beautiful, well-priced home that no-one knows is for sale is unlikely to see quick results.
Depending on how long you have been on market can affect the level of change that might be needed (and what is practical). We would all love a highway billboard with our house on it, but it might not necessarily be in budget. Equally, there are no Black Friday sales on houses and price can only move so far.
The best advice is generally the simplest. Look at everything. If presentation is off or you don’t have that hero shot, work on finding something that wows. If you are on the edge of a price bracket (or competing properties have come on that undercut yours) see if a tweak might put you back front and centre. And once you have done everything else, make sure both existing and new buyers KNOW they are looking at a different prospect.
Whether its now, or after a Boxing Day shopping spree, put in the time, work out your reset and get that home sold!
